POLICIES

• Check-in: from 4PM to 10PM, check out before at or before 10:00 am. No early check-ins or late check-outs. PLEASE DO NOT ARRIVE EARLY. Our team needs all the time we can get between stays.
• You must be 25 years of age to rent. Booker’s ID must be shown upon arrival. The city of Niagara Falls requires Guests Register to be kept (names, ages all guests who will be on the property). Our Short-Term Rental Insurance prohibits unauthorized guests and visitors at any time. Failure to comply will result in immediate eviction with no refund for unused nights.
• Guests from area codes 716, 905 or 585 are restricted from booking as they are considered locals.
• No Third-party bookings.
• We provide an initial supply of toilet tissue, hand soap, dish detergent, clean bed linens and towels and we do not replenish products during your stay.
• Children must always be supervised by adults. Guests are fully responsible for their kid’s safety.
• AC thermostats set between 69 and 75, heat - between 67 and 72.
• NO SMOKING. The cleaning fee of $250 will apply.
• NO PETS as we are sensitive to those guests having allergies. A $500 fee for bringing a pet.
• WEDDINGS, PARTIES, EVENTS or GET TOGETHERS are PROHIBITED. Failure to comply will result in a $1000 fee and immediate eviction with no refund.
• ONLY PAID GUESTS ALLOWED ON PROPERTY. A penalty of $250 per person per night will apply for each unregistered extra guest.
***Rates are based on 10 guests. There is a charge of $50 per day per guest past 10. Please make sure your guest list has an accurate number of guests.
• OVERSTAYS fees are $100 per hour.
• If you have a complaint about any aspect of the amenities, cleanliness, etc. please, reach out to us within the first 2 hours of check-in. Upon addressing this complaint you're authorizing us to come into the property and to solve the problem up to the standards that you require.
• Please do not move any furniture! Report any accidental damage or breakages in a timely manner, especially before check-out. We will investigate the issue to decide if and how much the deduction or repair cost will be. We will charge for avoidable damage caused by you (be aware: bedding and linens soiled with food, drinks, body fluids, dry blood, make up, hair dye will be considerate as damage to the property)
* This property is not childproof, you are responsible for the safety and well being of your children.
** * Being connected to the park and to the Niagara Gorge, our home is part of the natural landscape. Along with foxes, deer, squirrels, racoons, skunks etc. we also have our fair share of small critters like frogs, slugs, honeybees, and insects. We do not offer refunds due to encounters with Mother Nature’s creatures. Enjoy the natural beauty!”
*** There is nearby construction related to the park renovations in the neighborhood. There is the possibility of daytime noise that may take place during your stay. By booking this listing, you acknowledged that possible construction noise won’t be an issue for you, and you understand that no discount or refund will be given for this reason.’
*** We are not responsible for third party amenity interruptions, such as electricity, cable, or internet, which are beyond our control (for example, weather, downed power lines, etc.). Also, the internet is a privilege, and offered to you at no extra cost. Abusing this service by downloading or streaming illegal content will result in immediate eviction with no refund.

HOUSE RULES
• As a security measure a refundable security deposit of $1000 will be applied to your booking. It will be returned within 14 days of the last day of booking. Payment will be made thought the Airbnb resolution center.
• HAVE FUN!
• NO SMOKING. Smoking is not allowed in this property; cleaning fee $250 will apply.
• NO unauthorized guests on the property at any time. Penalty $100 per person per day or bookings cancelation with no refund will apply.
• Keep windows closed while AC or Heat is ON
• NO PETS allowed. $500 fine for bringing pet.
• Maintain good level of cleanliness.
• LIMIT NOISE. Please consider our neighbors and surrounding, keep noise to a minimum between 10 pm and 8 AM
AVOID damage. Please treat our belongings appropriately. Guest is responsible for the expense of damage. We will charge for damage caused by you to property and its content (be aware: bedding and linens soiled with food, drinks, body fluids, dry blood, make up will be considerate as damage to the property)
